1. About Houseme

Houseme ("we", "us", "our") operates a student housing platform connecting students with landlords across Europe and the UK. By accessing housemepro.com ("the Platform"), you agree to these Terms. If you do not agree, do not use the Platform.

2. Eligibility

You must be at least 18 years old to register. You are responsible for the accuracy of your account information and for all activity that occurs under your account.

3. Our role

Houseme is a marketplace only. We do not own, manage, or inspect any listed property and are not a party to any rental agreement. All tenancy contracts are solely between the student and the landlord. We are not responsible for the accuracy of listings, the condition of properties, or disputes arising from any tenancy.

4. User obligations

• Provide accurate information when registering or listing a property
• Comply with applicable laws in your jurisdiction
• Not create multiple accounts or share access credentials
• Not post false, misleading, or fraudulent content
• Not harass, threaten, or discriminate against other users
• Not scrape, copy, or redistribute Platform content without our written consent
• Not attempt to gain unauthorised access to any system or account
• Not circumvent the Platform to avoid applicable fees

5. Payments

Where the Platform facilitates payments, these are processed by a certified third-party payment provider. We do not store payment card data. Refund eligibility is governed by the landlord's cancellation policy, shown prior to any booking confirmation.

6. Intellectual property

All Platform content — including design, text, and code — is owned by or licensed to Houseme. You may not reproduce or distribute it without our prior written consent. By submitting content (photos, descriptions), you grant Houseme a non-exclusive licence to display it on the Platform.

7. Limitation of liability

To the maximum extent permitted by law, Houseme is not liable for any indirect or consequential damages arising from your use of the Platform. Our total liability shall not exceed the fees you have paid to Houseme in the 12 months preceding the claim.

8. Termination

We may suspend or terminate your account for breach of these Terms. You may close your account at any time. Termination does not affect rights or obligations that arose prior to the termination date.

9. Governing law

These Terms are governed by the laws of Spain. Disputes shall be subject to the jurisdiction of Spanish courts, unless mandatory consumer protection laws in your country of residence provide otherwise.

10. Changes

We may update these Terms from time to time. Continued use of the Platform after the effective date constitutes acceptance. legal@housemepro.com.
